Is a permit required?
Whether you are planning a do-it-yourself home improvement project or hiring a professional contractor, a quick call to the Building Department at (847) 634-9440 is a good idea before starting work to see if a building permit is required. Permits are required for most building projects in order to ensure that they are built in accordance with the Village of Long Grove’s currently adopted building and zoning codes, amendments to the code, and all ordinances pertaining to residential and commercial construction.  Aside from the review of structural, electrical, mechanical, and plumbing plans, the permit approval process may also include plan examination by the local fire departments for fire prevention and life-safety standards, a review for zoning compliance, an engineering review for Village of Long Grove Stormwater Ordinance compliance, or perhaps an Energy Conservation Code review.  Professional inspections conducted by qualified inspectors throughout the various stages of construction help to make certain that work sites are safe, workmanship is at an industry-accepted standard, and projects are built according to the approved specifications.

Don’t see your project on the list?  Please call the Village office at (847) 634-9440 to check.  And remember, although anyone – a contractor, homeowner, business owner– may apply for a permit, it is ultimately the property owner’s responsibility to make certain that a building permit has been secured and that the permit card is properly posted on the property prior to work starting.  The Village will enforce penalties for work started without a building permit, including fees being doubled, stop work fees, and extra inspection fees, as permitted by the Village Code.

Was your home built before 1978?
On April 22, 2010, the United States Environmental Protection Agency enacted the Lead Renovation, Repair and Painting Rule. Under the Lead RRP Rule, firms performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and kindergartens built before 1978 must be EPA- or state-certified and must use certified renovators who follow specific work practices to prevent lead contamination. Permit Applications and Building Department Forms
Select the most appropriate application for your project.  Each application includes a checklist of minimum requirements which need to be submitted at the time of application.

Building Permit Fees
Building permit fees vary based upon the scope of the project and typically consist of an application fee, a plan review fee, and a general permit fee.  Refundable security deposits are also usually required.  Please refer to the Village Code, Title 12: Fees and Costs for a comprehensive list of permit-related fees.

Construction Hours
Monday – Friday:       7:00 a.m. to 7:00 p.m.
Saturday:                  8:00 a.m. to 5:00 p.m.
Sunday, by an owner/occupant on his/her own property only:  10:00 a.m. to 5:00 p.m.

Scheduling Building Inspections
Building inspections may be scheduled during regular business hours by phone via (847) 634-9440 or in person at the Village office.  48 hours advance notice is required.  You may request a morning or an afternoon timeframe.  Electrical and plumbing contractors are required to be present at inspections of their trade.  Village-approved Job Copy plans must be on site and available to the inspector at all inspections.  Re-inspection fees will be assessed for Disapproved inspections and must be paid prior to scheduling any subsequent inspections.

Minimum 2 weeks advance notice is required when scheduling Certificate of Occupancy inspections.  Please complete and submit an “Application for Certificate of Occupancy.”
